What Block 41 is
Block 41 is the numbered planning block the City of Vaughan uses to identify one of its last major greenfield New Community Areas. It sits in North Vaughan, bounded by four Regional roads — Kirby (north), Weston (east), Teston (south) and Pine Valley (west) — and covers roughly 428 hectares in total.
The community is being brought to market under the name Bridgelands, but every municipal, regional and provincial approval sits under the official Block 41 file — including the Block 41 Secondary Plan and Official Plan Amendment 50 (OPA 50).

Block 41 isn't a rezoning hopeful. It has moved through every layer of Ontario's planning system:

- Governed by Ontario Regulation 644/20 across ~178 ha (~440 acres) of the plan area
What's permitted inside Block 41
The Block 41 Secondary Plan permits a complete, walkable community — not just housing. The permitted uses include:
- Low-rise residential — freehold townhomes, semis and detached homes
- Low-rise mixed-use — small-scale retail with residential above
- Mid-rise residential — future condo and rental potential
- Mid-rise mixed-use — a walkable community core with retail at grade
- Schools, parks, trails, a community centre and a library
First releases: freehold towns and detached homes
Public builder releases inside Block 41 are scheduled for Fall 2026 and will focus first on the low-rise residential zones — freehold townhomes and detached homes, from the $800,000s CAD. Multiple GTA builders — Arista Homes, Deco Homes, Opus Homes and Fieldgate Homes — are participating.

Why Block 41 matters for buyers
Vaughan has very little greenfield land left inside its urban boundary that isn't already committed to intensification or the Greenbelt.
