Which floor plans are coming to Bridgelands
Bridgelands is a low-rise community first. The Block 41 Secondary Plan permits freehold townhomes, semis and detached homes across the initial residential phases, with mid-rise residential and mixed-use permitted in the community core in later stages.
That means the first floor plans released will be ground-oriented family layouts — multi-storey homes with private garages and, on freehold product, no monthly maintenance fees.
What to look for when the plans arrive
Pre-construction plans are technical drawings, not marketing renderings. When you receive them, read for these things before you read for style:
- Stated square footage and whether it includes below-grade or garage area
- Ceiling heights on the main and upper floors
- Bedroom count above grade, and how many have direct bathroom access
- Garage configuration — single, double, tandem — and interior access to the home
- Basement type — full, look-out or walk-out, and whether a side entrance is available
- Which walls and openings are structural, since those limit later renovations
- Which elevations (exterior styles) are available on your lot, as some are lot-restricted
Freehold town plans vs detached plans
Townhome plans at Bridgelands will typically stack living space vertically across two or three storeys on a narrower footprint, delivering more usable interior square footage per dollar. Detached plans spread out horizontally on wider frontages with side yards, more window exposure and larger principal rooms — at a higher entry price.
If you want a side-by-side of the trade-offs, our guides page compares freehold towns and detached homes at Bridgelands directly.
Plans differ by builder
Four builders are participating in early releases at Bridgelands: Arista Homes, Deco Homes, Opus Homes and Fieldgate Homes. Each brings its own plan library, standard specification and design-studio options. Reviewing several builders' plans side by side before you commit is the single most useful thing you can do in pre-launch — the same budget can buy meaningfully different layouts.
