What we can confirm about Bridgelands pricing today
Bridgelands is in pre-launch. Final, signed price lists are set by each individual builder and released at their own launch, not by the community as a whole. What is confirmed publicly is the entry point: townhomes and detached homes at Bridgelands are expected to start from the $800,000s CAD.
That means there is no single Bridgelands price list — there will be one per builder, per release. Arista Homes, Deco Homes, Opus Homes and Fieldgate Homes each price their own product, and each release typically opens at a different price band depending on lot type, frontage and square footage.
How pre-construction price lists actually get released
In the GTA, new-home price lists follow a predictable sequence. Understanding it is the difference between buying at the opening price and buying after two or three increases:
- Platinum / VIP release — the lowest price of the entire project, offered to registered brokerages and their clients first
- Broker release — a second tier, usually with a modest price increase
- Public release — the price advertised at the sales centre, typically the highest of the three
- Subsequent phases — released as inventory sells, generally at higher prices again
What drives the price of a specific Bridgelands home
Two homes in the same release can differ substantially in price. The variables that matter most:
- Product type — freehold townhome vs semi vs fully detached
- Lot frontage — a 30ft detached lot prices very differently from a 45ft
- Square footage and the number of bedrooms above grade
- Lot premiums — corner, walk-out, ravine-backing or park-facing positions
- Upgrades and finishes selected in the design studio after firm-up
Budget for closing costs, not just the purchase price
The price list is only part of the number. Ontario buyers of new freehold homes should also plan for land transfer tax, Tarion enrolment, development charges (often capped by the builder), utility connection and enrolment fees, and legal costs. Ask for the builder's cap on development charges in writing — on freehold product it is one of the largest and most variable closing line items.
How to get the Bridgelands price list first
Register at bridgelandsvaughan.ca and you go on the priority list for every participating builder's release. When each price list is issued, it is sent directly to registrants — with floor plans and incentives — before the general public sees it. Registration is free and carries no obligation to purchase.
